The Pacific Northwest is hard on interior surfaces for the same reason it is hard on the outside of your house. Long wet seasons keep humidity high, bathrooms stay damp between uses, and grout is porous enough to hold moisture for days. That is how shower grout turns black. Hard water does the rest, leaving mineral film on glass and a chalky haze on stone.
None of that means the surface is finished. Most of what looks like permanent damage is buildup sitting in and on a porous material, and it comes out.

Our professional vapor equipment produces temperatures reaching up to 330°F at the equipment. That is not the same as every surface reaching 330°F, and we do not claim it is. It means we can lift soil out of porous grout without relying on aggressive scrubbing, which is what damages grout lines over time.
Our cleaners and sealers are proprietary formulations, developed with the chemist and chemical manufacturer relationship that came with the business. They are not off-the-shelf retail products.

Where we seal a surface, the sealer carries a five-year limited warranty to the original purchaser. It covers sealer failure: peeling, flaking, or excessively rapid wear, for five years from the date of application.
It is a sealer-only warranty. It does not cover labor, staining of concrete, etching, caulking, enhancing, quartz, or the sealing of glass. Claims require proof of purchase and evidence the surface was maintained according to the care instructions.
One thing worth saying plainly: no sealer prevents etching. Acidic substances, lemon, vinegar, wine and harsh cleaning products, damage the surface underneath the sealer. Any company telling you otherwise is selling something that does not exist.

As a rule of thumb, most households need a deep clean every two to three years, sooner for a shower used daily. The real interval depends on traffic, ventilation, how the surface is cleaned day to day, and whether the grout has been sealed. In most cases the tile is fine and the grout is the problem. Grout is porous, it holds soil, and it discolors long before the tile does. Cleaning and sealing the grout changes the appearance of the whole floor. More: Can old tile look new again.
