Professional tile and grout cleaning uses high-temperature vapor and commercial cleaning chemistry to extract soil from inside porous grout, not just off the tile surface. Grout is porous. It absorbs water, soap residue, body oils, cooking grease and airborne dust, and holds them. What you see as a dark grout line is usually soil sitting inside the material rather than on top of it.
That is why surface cleaning stops working. A mop or a household cleaner reaches the top layer and leaves the rest. Scrubbing harder does not reach deeper, it just erodes the grout, and eroded grout absorbs faster. Most grout that will not come clean has been cleaned many times.
In this climate the problem compounds. High humidity keeps grout damp, and damp porous material grows what damp porous material grows.
Porcelain, ceramic and natural stone tolerate different pressure, temperature and chemistry. Getting this wrong is how tile gets damaged during cleaning. We identify the material before anything touches it.

Warranty
5-year limited sealer warranty where sealing is included
Cleaning on its own is not covered by the sealer warranty, and we will not pretend otherwise. Where we also seal the grout, that sealer carries our five-year limited warranty against sealer failure: peeling, flaking, or excessively rapid wear, to the original purchaser.
The warranty is sealer-only. It excludes labor, etching, staining of concrete, caulking, enhancing, quartz, and the sealing of glass.
It will get the grout to the cleanest state the material can reach. On grout that has never been sealed and has absorbed years of soil, some discoloration is permanent staining rather than surface soil. We will tell you which one you have before you book, not after.
Yes, when the material is identified first and the chemistry is matched to it. Acidic cleaners etch stone permanently, which is the most common way DIY cleaning ruins a stone floor.
Usually, yes. Sealing does not stop the grout getting dirty, it stops the dirt getting absorbed, which is what makes the next clean easier. More: Why sealing grout makes tile easier to maintain
If we clean only, you can use the room immediately. If we seal as well, allow between 2 and 24 hours before use, depending on the surface.
